My List of New Construction Must Haves

Since I have dreamt of building a home since I was playing with Legos at my parent's kitchen table. And with being a part of the construction industry for the past 20 years, I have a certain amount of non-negotiable items. Here is my current list of must haves that might inspire you on your new home construction build. I may also have included a few of my husband's since he likes to dream with me.


NON-NEGOTIABLE


  • Garbage cabinet pull out in the kitchen and the laundry room

  • Waterproof flooring since I love to clean and just want to mop my floors

  • Soft-close doors and drawers

  • Extra Deep Garage

  • Garage service door

  • Wider than average garage doors

  • Walk-in pantry

  • Laundry room on main level

  • Hooks everywhere (they are the best form of organization)

  • Gas fireplace with mantel for Christmas stockings

  • Heated garage floor

  • Radon Mitigation if we have a basement

  • Good lighting on dimmers (when you marry an electrician this goes on your non-negotiable)

  • Good, large water heater or instant

  • Primary suite that leads from bathroom to walk in closet to laundry

  • Mudroom

  • Flat 9' ceilings on main level

  • Kitchen island

  • Range hood that is actually vented outside


WANTS


  • Walk-in tiled shower

  • Soaking Tub with a ledge for book, candle, and a beverage

  • Large front porch with a swing

  • Shutters & a window box

  • Cabinet between his and her sink in the primary bathroom

  • Jack-N-Jill bathroom (I have always loved these)

  • Pot filler at the stove (my husband my argue that this is a non-negotiable)

  • Covered rear patio

  • As many drawers as possible vs just cabinets

  • His & Her home office

  • Front window for my Christmas tree

  • Barn door accent

  • White wood shelving vs wired

  • Real or faux beam accents

  • Shiplap (everywhere - I just love that stuff!)

  • Guest suite

  • Rear garage door

  • Quartz countertops

  • Basement wet bar with beverage fridge and pizza oven

  • Dual zone furnace

  • Air exchanger

  • Spray foam insulation

  • All wall insulated for sound

  • Floors insulated for sound

  • 9' Basement ceilings

  • No steps from garage to house even with a basement (this can be done but comes with a price)

  • Floating shelves

  • Exterior gas fireplace (at least roughed in during build)

  • Powder room for guests

  • Niche under stairs vs storage
