Preparing Your Home to Sell

  • 81% of buyers are impacted by a staged home as they can more easily visualize the property as their future home.

  • A staged home will positively impact the home value creating a 5% increase.

  • The living room, kitchen, master bedroom and bathroom are the most important rooms to be staged. 

  • Home staging works because it emphasizes a property's strengths and minimizes its weak points. It allows your home to be shown at its maximum potential. 


INTERIOR TIPS

  • Fresh coat of light, neutral interior paint on walls

  • Remove extra furniture & items you do not use, it is never too early to start packing

  • Steam clean/shampoo carpeting or replace if necessary

  • Clean & wax hardwood floors, refinish if necessary

  • Clean & wash all floors

  • Wash all windows, window sills & vacuum blinds

  • Clean the fireplace

  • Clean out & organize closets, make them look as empty as possible

  • Repair easy fixes, loose doorknobs, cracked molding, leaky faucets, squeaky doors, closet or screen doors off their tracks

  • Stow & secure jewelry, cash & valuables 

  • Store prescriptions in a private, secure place

  • Wipe down walls & baseboards

  • Clean all light fixtures

  • Less is always more when getting your home ready to sell, declutter and organize always puts a home in its best light

  • Do not use too many air fresheners or candles 


EXTERIOR TIPS 

  • Keep lawn mowed 

  • Trim shrubs & bushes 

  • Hide garbage cans

  • Add color with plants or flowers

  • Take stains off your driveway

  • Stack firewood neatly

  • Repair & clean patio, deck areas

  • Remove outdoor furniture that is not in good shape

  • Clean outdoor pool

  • Replace old storm doors

  • Replace/repair shingles and gutters

  • Replace/repair broken windows, shutters or screens 

  • Hose off exterior wood & trim

  • Replace damage brick/stone

  • Clean & remove rust from any window air conditioner units

  • Paint the front door and update house number

  • Clean out gutters 

  • Add a nice new exterior rug at front door 

  • Remove lawn ornaments 

  • Organize & clean garage 

  • Organize & clean outbuildings, make sure they are easily accessible

  • Ensure garage door opens properly 

  • Make sure all screens are available for windows that open
