Selling your home on your own can absolutely be done.


Many homeowners choose to sell For Sale By Owner (FSBO) to save on commission, which is understandable. At first glance, the process seems simple: list your home, show it, negotiate, and close the deal.


However, most sellers don’t realize there are many details happening behind the scenes when a professional agent is involved.


Here’s what actually goes on.


1. Pricing Is More Than Pulling Comps


Online estimates are easy to find.


But setting the right price takes a different approach.


Agents do more than check recent sales. We look at market timing, buyer demand, financing trends, competing homes for sale, neighborhood sales rates, and how your home’s condition and presentation compare.


The price is too high, and you lose momentum.


The price is too low; you're leaving money on the table.


Finding the right price takes careful planning.


2. Negotiation Isn’t Just About the Price


The purchase price is only one line in the contract.


What about:

  • Inspection repairs

  • Closing cost requests

  • Appraisal gaps

  • Contingencies

  • Possession timing

  • Earnest money

  • Loan type risks


Negotiations can change quickly, especially when emotions get involved. An experienced agent acts as a buffer, keeping things professional, calm, and on track.
