As a real estate agent, I’ve seen how a little seasonal prep now can prevent major headaches later. Whether you’re in Fargo, Bismarck, or the smaller surrounding communities, here’s how to keep your home comfortable, safe, and market-ready all winter long.


1. Check and Service Your Heating System

Schedule a professional furnace inspection before those first flakes fly. Replace filters, test thermostats, and make sure vents are clear. If you have a fireplace or wood stove, have your chimney cleaned and inspected. A clean, efficient system saves on utilities, something every North Dakotan can appreciate during those cold, long weeks of January. Keep your servicing receipt for potential buyers, as it shows that you’ve taken steps to keep your furnace well-maintained.


Seal Drafts and Insulate

Drain sprinklers (we know a guy if you need one!), wrap spigots, and check that outdoor lights are working for those crazy long winter evenings. Late fall is a great time to seal decks or touch up exterior paint before temperatures drop too low.


8. Create a Cozy, Safe Space

Replace smoke and carbon monoxide detector batteries, check your emergency kit, and stock up on essentials like salt and a shovel. Add warm blankets, candles, and layered lighting to make your home feel inviting — perfect for both comfort and curb appeal if you’re planning to list during the winter months.
